Reservation Policies & Procedures
Receipt of your prepayment will certify your agreement that each member of your party will comply with all of our stated policies.
Check-in/ Check-out
Check-in is 4 p.m. Checkout is 11 a.m.
No Smoking
No smoking is allowed in any of the properties.
Pet Policy
Pets are only allowed in “pet friendly” properties. We must be notified in advance and you will be charged a pet fee. They are not allowed on the furniture and are never to be left unattended at the house. Please bring bedding, toys and dishes as necessary for your pet. You must clean up outside after them and properly dispose of.
Holding Special Events in Rentals
We do not allow weddings, large parties or other special events at most of our rentals. Arrangements for special events must be made in advance. There is an additional fee to have a special event at the few homes that can accommodate them.
Occupancy Limits
Our safety code determines the occupancy level of each home. A $100 charge per person per night will be levied on overnight guests in excess of the maximum allowed.
Reservation Deposit - Cancellation Policy
A 50% reservation deposit must be received within 7 days of making a reservation. We prefer a check for this payment. A credit card number is required to hold the reservation. There will be a $150 cancellation fee if you cancel, we do not hear from you again or we do not receive your check payment within one (1) week. Visa and MasterCard are accepted for last minute bookings and the second/final payments. We do not accept corporate credit cards for payment.
Full payment (rent, room tax, cleaning fee, security deposit) is due 30 days in advance; 45 days in advance during the summer months.
Cleaning Fee
There is a one time cleaning fee that will be charged.
Oregon Room Tax
Within the city limits of Bend, there is a 9% room tax plus a 1% Oregon room tax. Outside the city limits, the room tax is 8%.
Security Damage Deposit
We require a $250 to $1000 security damage deposit for each rental. If the rental is left in good condition, nothing will be charged to your card or your deposit check will be destroyed. We rarely run into problems but hold this for exceptional circumstances.
Confirmation
Upon receipt of full payment, you will be sent a confirmation letter, directions and entry instructions.
Refunds
Refunds are issued only if the property can be rebooked, less a $100.00 processing charge (+ 3% for credit card payments).
Lost and Found
Lost and found items will be held for 15 days and if we must ship them to you, there will be a $25 fee in addition to packing and shipping costs.
